Standard Management Service

Standard management service for landlords specialises in the work of correct tenancy administration, keeps you updated of what is needed to be in line with constantly changing legal aspect of being a landlord in England & Wales, saving money on maintenance repairs, and correct financial accounting. Here we act completely on behalf of the landlord. The tenant’s point of contact is our main office. We give tenants our 24 hour manned phone number. If we discover a small problem we can usually resolve it without alerting the landlord, and for larger issues we work with the tenant and the landlord in order to find a solution. If repairs are required, the landlord can use their preferred contractor or we can instruct a contractor who we have negotiated good rates with and have an excellent history of workmanship. Required documents which either us or the landlord can order and provide are annual Gas Safety Certificates, EPCs (which last 10 years), PAT Testing, Electrical safety certificates, and our specialist full in-depth photographic inventories, used to protect your investment.

Collection of the rent regularly and on time is one of our priorities. Careful and professional monitoring of the tenants, from initial referencing and credit checking, and quarterly property visits and on-site check out reports produced, means that we are constantly looking for warning signs of any problems. In our regular dealings with tenants, we never forget who we work for and our prime responsibility is to the landlord.

On completion of the tenancy, we check out and take the original inventory to ensure all is in order. If there is a problem, we prepare the submission to the deposit company on behalf of the landlord to recover costs – typically for smaller things such as oven cleaning, removal of extra rubbish and so on.

The charge for this service is 12%+VAT however discounts may apply on multiple properties or high rent values.

This is our flagship all-inclusive landlord package which is designed with the same level of service as above with extra benefits for complete peace of mind. With Plus Management Service, we minimise extra charges by including Free on going Tenant Finding, Professional Photographic Inventories & amendments, and by protecting against gaps in your rent using our Rent Guarantee Scheme with NO excess. This costs 14%+VAT.

Let Only Service

This is a ‘tenant finding only’ service, offered as an alternative to our management packages and is ideal for experienced and local landlords who wish to collect their own rent and resolve all issues by dealing direct with the tenant. Landlords usually register the deposit themselves or we can do this for a nominal charge.
The charge for this service is 50%+VAT subject to a minimum fee.
